Terms & Conditions

These terms set out the basis on which Tung Lok provides residential and lifestyle services. We have written them in plain language so that everything is clear and comfortable to read.

By making an enquiry, entering into a residence agreement or using any of our services, you accept these terms. 1 About Tung Lok

Tung Lok operates a non-medical senior lifestyle residence at 12 Shouson Hill Road, Shouson Hill, Hong Kong. We offer shared dining, garden and courtyard access, and full comfort residence packages. Our services are designed to support a comfortable, community-centred way of life; we do not provide medical, nursing or clinical care of any kind.

When the word "we", "us" or "our" appears in these terms, it refers to Tung Lok. When the word "you" or "resident" appears, it refers to the person who has entered, or is considering entering, into a service agreement with us.

2 Our Services

We currently offer three lifestyle service tiers, each described fully on our Solutions page and in any written service agreement we provide to you:

  • Shared Dining and Tea House — seasonal Cantonese home-style meals and afternoon tea, at HK$1,080 per month.
  • Garden and Courtyard Mornings — daily garden access, morning walks and shaded seating, at HK$2,260 per month.
  • Full Comfort Residence Package — a private furnished room with full housekeeping, laundry, errand help and all community offerings, at HK$3,880 per month.

Service details, pricing and availability are subject to change. We will give you at least 30 days' written notice of any material change to an active service agreement.

3 Residence Agreements and Fees

A formal written residence agreement will be provided before any service begins. That agreement sets out the specific services, fees, payment schedule and any special arrangements agreed between you and Tung Lok.

Monthly fees are due on the first day of each calendar month. We accept payment by bank transfer, cheque or such other method as we agree with you in writing. Receipts will be issued promptly.

If a payment is late by more than 14 days, we will contact you in a calm, personal manner to understand the situation and, where possible, agree a suitable arrangement. We do not apply automatic late-payment penalties without first speaking with you.

Fees quoted on our website and in our materials are in Hong Kong Dollars (HK$) and are inclusive of any applicable taxes unless stated otherwise.

4 Eligibility

Our residence is designed for adults aged 60 and above who are able to live independently and do not require ongoing medical or nursing supervision. We warmly welcome prospective residents and their families to visit and ask any questions before making any decision.

We reserve the right, in rare circumstances, to decline or end a service arrangement where the needs of the individual fall outside what our team is trained and equipped to provide safely. In such situations, we will give as much notice as reasonably possible and assist in identifying more suitable care.

5 Cancellation and Notice Periods

If you wish to end a service arrangement, we ask for a minimum of 30 days' written notice. This allows our team to prepare thoughtfully and, where you would find it helpful, to assist with any arrangements for the transition.

During the notice period, all services continue as normal and fees remain payable on their usual schedule. Any fees paid in advance beyond the notice period will be refunded promptly.

We may end a service arrangement with 30 days' notice for reasons including, but not limited to, non-payment, a change in the resident's care needs beyond our scope, or circumstances beyond our reasonable control. In urgent cases, a shorter notice period may apply, and we will explain the reasons in writing.

6 Health, Safety and Conduct

We maintain a calm, respectful environment for all residents and staff. We ask that all residents and their visitors treat one another — and our team — with courtesy and consideration.

Tung Lok is not a medical facility. In the event of a medical emergency, we will call the appropriate emergency services promptly. We ask that residents share relevant health information with us where this assists in providing a safe environment, and that any significant change in health status is communicated to our team.

We conduct regular safety checks of all communal areas and resident rooms (for Full Comfort Residence Package holders) and follow all relevant guidelines issued by the Food and Environmental Hygiene Department (FEHD) and applicable Hong Kong authorities.

7 Visitors and Guests

We warmly welcome family members and friends to visit. Visiting hours and any arrangements for longer visits are set out in the residence agreement and our house guidelines, which we share on arrival.

Residents are responsible for ensuring their guests are aware of and observe our house guidelines. We ask that visits do not cause disruption to other residents' comfort or rest.

8 Personal Belongings and Property

Residents are encouraged to personalise their rooms with familiar and meaningful items. While our staff take every reasonable care, Tung Lok does not accept liability for the loss or damage of personal belongings unless this results from our negligence.

We recommend that residents maintain personal contents insurance. Our team is happy to advise on this if helpful.

Residents must not make structural alterations to their rooms or to communal areas. Any request for minor adaptations (such as handrails or furniture adjustments) should be discussed with our team, and we will do our best to accommodate reasonable requests.

9 Website and Digital Communications

The information on our website is provided in good faith and is kept as current as we are able. However, it is for general information only and does not constitute a binding offer or contractual commitment. Specific service details are confirmed in the written residence agreement.

When you submit an enquiry form on our website, you are inviting us to contact you. We will respond in a timely, unhurried manner and will only use your contact details as described in our Privacy Policy.

Our website may contain links to third-party websites for your convenience. We are not responsible for the content or privacy practices of those sites.

10 Limitation of Liability

To the extent permitted by Hong Kong law, Tung Lok's liability for any claim arising from these terms or our services is limited to the fees paid by the resident for the service directly related to the claim in the month in which the claim arose.

We do not limit our liability for death or personal injury caused by our negligence, for fraud, or for any other matter where limitation of liability is not permitted under applicable law.

11 Changes to These Terms

We may update these terms from time to time. When we do, we will revise the "Last updated" date at the top of this page and, where the changes are material, notify active residents in writing with at least 30 days' notice.

Continuing to use our services after a change has been notified constitutes acceptance of the revised terms.

12 Governing Law and Disputes

These terms are governed by and construed in accordance with the laws of the Hong Kong Special Administrative Region. Any dispute arising from them will, in the first instance, be addressed through direct conversation with our management team. We take all concerns seriously and will do our utmost to find a resolution that feels fair to all.

Should a dispute remain unresolved after a reasonable period, both parties agree to submit to the non-exclusive jurisdiction of the courts of Hong Kong SAR.
